Important Do’s and Don’ts for Your Loan Process
Follow these guidelines to help ensure a smooth and timely closing.
✅ Do’s
Use different email addresses for each borrower when submitting a joint application.
When asked if you have a co-borrower you are “sharing information with,” select Yes only if you are married. For unmarried couples or other relationships, choose the “co-borrower – not sharing information” option.
Obtain a homeowners insurance quote and send it to both escrow and your loan team. Let me know if you would like me to obtain a quote for you.
Wire funds directly to escrow only after you have confirmed the exact amount and wiring instructions with them.
Submit all requested documentation as quickly as possible — speed is critical to closing on time.
After we perform a hard credit pull, be cautious of unsolicited offers. Credit bureaus often sell your information to solicitors (home warranties, solar companies, other lenders, etc.). Ignore offers that sound too good to be true.
❌ Don’ts (Very Important!)
Do not run your credit with any other lenders
Do not apply for, open, or increase any new credit
Do not use your credit cards for large purchases or max them out
Do not change or leave your job
Do not miss or skip any payments on bills, loans, or credit cards
Do not make any unusual or large deposits into your bank accounts
Do not transfer money between accounts without clear documentation
Do not wire any funds until you have confirmed the exact amount and wiring instructions with escrow
📋 Items Needed from Every Borrower
One month of recent paystubs (send new ones every time you get paid)
Two most recent years of federal tax returns (all pages and all schedules)
Two most recent years of W-2s or 1099s
Two months of bank statements (all pages, all accounts) — send updated statements as you receive them
Online bank transaction history/printout up to the day you wire funds for closing
Current statements for 401(k), IRAs, CDs, or any retirement/investment accounts
Divorce decree (if applicable) showing current alimony and/or child support
Bankruptcy paperwork (if applicable)
Information on any tax liens or judgments
Copy of your Driver’s License
Copy of your Social Security card
For Refinances, also provide:
Current mortgage statement
Current property tax bill
Current homeowner’s insurance policy
HOA statement (if applicable)
Solar contracts, HERO liens, PACE loans, etc.
Please include any other relevant financial information that may apply to your situation.
